SWAN HILLS HIGHWAY MAINTENANCE YARD

CHALLENGE: A Phase III Environmental Site Assessment (ESA) of a former Highway Maintenance Yard in Swan Hills, AB was required to evaluate subsurface conditions in preparation for future sale of the property for commercial/industrial use.

SOLUTION: The site was used for regional highway maintenance activities including equipment storage/repair and sand/salt storage and mixing.

The areas of potential environmental concern included the salt storage shed and mixing pad, and diesel and gasoline underground storage tanks and associated fuel dispensers. The fieldwork completed for the Phase III ESA included conducting an electromagnetic survey to identify areas of salt intrusion, drilling boreholes, installing monitoring wells and the collection of representative soil and groundwater samples for laboratory analyses.

The Phase III ESA information was used to evaluate potential remedial options to mitigate impacts identified in soil and groundwater at the site and on the adjacent properties. In cooperation with Alberta Environment and the client, Morrow has since developed and implemented a long-term risk management program to monitor the impacts identified at the offsite areas. With the results of the Phase III ESA and the long-term risk management plan in place, Alberta Infrastructure was able to successfully divest the property.
